- Contact messages: your name, email, phone (optional), whether you are an owner, applicant or resident, and your message.
- Maintenance requests: your name, phone, email (optional), property address, and a description of the problem.
- Automatically: basic technical information such as your IP address, browser type and pages viewed, through server logs and, when enabled, Google Analytics.
This website does not ask for Social Security numbers, dates of birth, driver’s license numbers, ID images, pay stubs or payment card numbers. Rental applications and rent payments are handled by our third-party providers (below).
How we use it
To answer your request, prepare a rental analysis or quote, schedule and complete repairs, manage properties and leases, improve this website, keep it secure, and meet legal obligations. We do not sell your personal information.
Who we share it with
- Service providers that help us run the website and our business (for example web hosting and email delivery), who may use it only to provide those services.
- Propertyware (owner and resident portals, rent payments) and Tenant Turner (showing scheduling and online applications) when you use their services from our site. Their own privacy policies apply to information you give them.
- Authorities when required by law, or to protect rights, property or safety.
Cookies and analytics
This website uses only the cookies it needs to work. When Google Analytics is enabled, it uses cookies and similar identifiers to measure how visitors use the site; we never send Google your name, email, phone or form contents. Our site does not respond to Do Not Track signals, and we do not allow third parties to collect your personal information across other websites through our site except as described for Google Analytics.

Owner-lead consent may include marketing messages about our services; resident and applicant consent covers updates about your request only. Consent is never required to get a rental analysis or use our services. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help; you can also opt out by calling 901-221-1220. We do not share or sell mobile numbers or text-message consent to third parties for their marketing.
How long we keep it and how we protect it
We keep form submissions only as long as needed for the purposes above and our legal and business records, then delete them. (to be confirmed) We use reasonable administrative, technical and physical safeguards, including encrypted connections (HTTPS), but no method of transmission or storage is completely secure.
Children
This website is not directed to children under 13, and we do not knowingly collect their personal information.
