Rental requirements
The same written criteria apply to every applicant. Here is what we look for and what to have ready.
To qualify
- Household net income of at least 3 times the monthly rent. Benefits you receive may count toward income.
- No outstanding debt to MLGW.
- No evictions in the past 3 years.
- If you are in an active Chapter 13 bankruptcy, we need an order signed by the judge allowing you to take on the new rent and stating that the rent cannot be added to the bankruptcy. Please call before applying.
What we need when you apply
- A completed application and the $45 fee for each person 18 or older who will live in the home. We accept money orders or cashier’s checks for the fee; we can’t accept personal checks or cash. (to be confirmed)
- Your two most recent pay stubs or income statements.
- A current benefits statement if you receive SSI, SSD or SNAP benefits.
- Your RTA (Request for Tenancy Approval) if you are a Memphis Housing Authority participant.
- A copy of a valid photo ID.

Screening, fairly
We use a screening provider for credit, background, income, rental and employment checks where applicable. If we deny an application based on a consumer report, you will receive a notice explaining your rights under the Fair Credit Reporting Act, including how to get a free copy of the report.
Pets and assistance animals
Pet terms vary by home and are listed on each rental. Assistance animals (service and support animals) are not pets. Pet fees, pet deposits and breed or size limits do not apply to an approved assistance animal. To request an accommodation, contact our office; we may ask for reliable documentation as allowed by Tennessee law.
